LotPencil — Does the lot pencil?
Overview
One-click land-deal analysis from any Zillow or Redfin listing: max lot offer, draw schedule, and a green/yellow/red verdict.
Does the lot pencil? Know in seconds — right from the listing. LotPencil is underwriting software for LA County ground-up development. This extension adds an "Analyze in LotPencil" button to Zillow and Redfin listing pages — and the toolbar icon does the same job: click it on any listing to see the detected price and analyze in one click. Either way, the LotPencil web app opens with the listing analyzed: • Max offer for the lot at your target profit • Line-item build costs across 111 LA neighborhoods, calibrated to 2026 hard-cost bands • A real construction-loan draw schedule — equity-first funding, S-curve draws, capitalized interest, marketing-period carry • Slow-sale stress tests and a runway readout • A plain green/yellow/red verdict The county parcel record (lot size, existing structure, year built) is pulled automatically. The cost engine runs entirely on your device — your deals never touch a server. The extension itself collects nothing: no analytics, no tracking, no background activity. It reads the asking price from the listing page you're viewing only when you click the button. Free plan: 3 analyses per month. Pro unlocks unlimited analyses, lender-ready white-label PDF exports, and a saved-deal pipeline that syncs across your devices.
