SnagFlat adds at-a-glance badges to NYC apartment listings on StreetEasy so you can triage faster — without opening every listing. THE PRIMARY BADGE: RENT STABILIZATION For each building, SnagFlat checks public NYC records and tells you whether it's likely rent-stabilized — and WHY. Click a badge to see the basis: registered rent-stabilized units, or a J-51 / 421-a tax benefit that requires stabilization, plus the data source and an honest caveat. NEW: PRICE & RENT HISTORY SnagFlat reads the listing's own price history and shows the unit's real record — what THIS unit last rented or sold for, and how today's asking price compares (e.g. "This unit +3.5%/yr vs last rent"). Actual transactions only — "Rented" and "Sold" records, never asking-price fluff. Rental listings show the rent record, sale listings the sale record. ALSO ON EACH LISTING • Orientation — which way the building faces, and whether south exposure is even possible • Sun hours — an estimate of direct sunlight, tailored to the floor • Street character — a busy/quiet read from the street • Average unit size — the building's average, from public records FILTER YOUR SEARCH On a results page, hide listings by badge — show only rent-stabilized, quiet-street, south-facing, or spacious ones.
