Rentalyzer overlays rental yield and profitability data directly on property listings from Idealista and Fotocasa, so you can evaluate investment potential without leaving the page. What it does - Displays Gross Traditional Rental Yield (GTRY) and Gross Room Rental Yield (GRRY) as color-coded badges on every listing card and detail page. - Shows net yields, monthly cashflow, ROI, and ROCE on property detail pages. - Compares conservative vs. optimistic scenarios side by side. Financial Simulation - Configure mortgage parameters (interest rate, term, down payment). - Include purchase costs: transfer tax (ITP), notary, registry, renovation per m². - Set monthly expenses: property tax (IBI), community fees, insurance, maintenance. - Adjust vacancy rates and management fees for both traditional and room-by-room rental strategies. Two analysis modes - Market mode: Yields based on real market rental data for the area. - Simulation mode: Yields calculated from your custom financial parameters.
