Overview

Compares Property Finder and Bayut asking prices with real DLD sales and Ejari rents in the same Dubai building.

Is the asking price fair? DXB Compass checks Dubai property listings against what people actually paid. On a Property Finder or Bayut listing page, a small card shows: • How the asking rent compares with new Ejari rent contracts for the same room type and size in the same building, over the last 12 months • Renewal rents next to new-tenant rents, so you can see whether the market is heating up or cooling down • For sales: price per sqft against registered DLD transactions (ready or off-plan), plus gross yield at the asking price • A chart of yearly medians with the asking price on it, the building’s price growth per year, and for off-plan projects RERA construction progress and planned handover • The latest contracts or sales, and a link to the building’s full price history on dxbcompass.com On search results, every listing with enough data gets a badge next to its price, e.g. “+17% vs DLD” or “≈ DLD market”. Data comes from the Dubai Land Department’s open data (sales transactions and Ejari rent contracts), refreshed weekly on dxbcompass.com. Good to know: • Villas and townhouses are compared within their DLD sub-community by number of bedrooms (DLD doesn’t separate the two types). • Ejari tags a building on only part of rent contracts, so some buildings have no rent comparison. • Ejari doesn’t record furnishing, floor or view — premium units can sit above the median. No account, no tracking, no personal data. The extension only reads the public listing on the page you’re viewing. DXB Compass is independent and not affiliated with Property Finder, Bayut or the Dubai Land Department.
