Overview

Sunlight, noise, transit, pests, safety, energy bills and who really owns it — everything the listing leaves out.

A StreetEasy listing tells you the rent, the square footage, and which broker to call. It doesn't tell you the living room faces an airshaft and loses the sun by 11am in January, that the block logged 14 rat complaints last year, that the elevator has been out of service since March, or that the building carries a D energy grade you'll be paying off every winter. Pigeon adds that to the listing you're already reading. Open any StreetEasy building, rental or sale page and a card appears inline. LIGHT AND AIR A 3D model of the block built from Department of Buildings roof heights, with the sun's real path across it in summer, winter, and spring/fall. Pick an hour and see whether the building sits in sun or in the shadow of the tower next door. GETTING AROUND Nearest subway entrances, which lines they serve, and the walk in minutes. Parks within walking distance, named and drawn to their real shape. How dense the surrounding blocks are with restaurants and bars. THE BLOCK ITSELF Reported crime, traffic crashes and pedestrian injuries within a three-minute walk, street trees, and 311 noise complaints broken out by what people were actually complaining about. CONDITION OF THE BUILDING Open HPD violations by class, heat and hot water complaints, the bedbug report landlords must file every year, elevator device status from DOB, the LL33 energy grade posted at the entrance, and any live construction permits. Plus whether violations are climbing or falling against the rest of the block. PESTS City rodent inspection results for the building itself, and 311 sightings plotted on the block and a couple of blocks around it. WHO RUNS IT The registered corporate name and the head officer behind the LLC, other buildings in the same portfolio, executed evictions over five years, housing court cases and harassment findings, and whether the building is rent stabilized. On a search results page each listing gets a small chip, so you can skim fifty of them without opening any. PRIVACY Pigeon sends the street address to its server to identify the building. Not the URL, not the listing ID, no account, no analytics, no ad network, nothing about you. The extension also loads nothing from any CDN, which is why the maps are hand-drawn SVG instead of Google Maps tiles. WHY IT EXISTS Every dataset behind this is published by New York City, free, and updated constantly. Almost nobody reads them, because reading them means knowing that bedbug filings live in one dataset, rodent inspections in another keyed by block and lot rather than address, and elevator status in a third keyed by a building number the listing never shows you. Pigeon reads them at the moment you're deciding whether the viewing is worth the subway ride. SOURCES NYC Open Data and JustFix's NYCDB: HPD Violations, HPD Complaints, HPD Registrations and Contacts, HPD Litigation, DOF Marshal Evictions, DHCR Rent Stabilization, DOHMH Rodent Inspections, DOHMH Restaurant Inspections, Bedbug Reporting, LL33 Energy Efficiency Ratings, DOB NOW Elevator Devices, DOB Permit Issuance, 311 Service Requests, NYPD Complaints, Motor Vehicle Collisions, Street Tree Census, Parks Properties, Building Footprints, LION street centrelines, PLUTO, and MTA subway entrances from the state portal. Refreshed monthly, with a live pull for any building you open. Not legal advice. Check with HPD directly before you sign anything.
