Browse search results and every card gets a badge. One click opens the full working in its own tab. ON THE LISTING - Sold comparables from HM Land Registry: this street first, then 250m, 500m and 1km, same property type only, every sale linked to the sold-prices page. A flat is never compared with a house. - Article 4: is this exact point inside an HMO Article 4 area? Checked against the areas councils publish to the government's planning data service, with the council's own statement where the map was never published, and what it means for you in plain words. - Licensing: mandatory, additional and selective schemes for this council, with dates and the council's page. - The council's HMO register: licensed HMOs within 100m and 250m, the ones on this street with tenant caps and licence expiry, and whether this address is already licensed. Registers for 15 councils so far, including Leeds, Nottingham, Sheffield, Brighton, Cardiff and Birmingham. - Price history: the portal's listed and reduced dates, plus every price Kerbio has seen before, so a drop shows up on your next visit. - Seller signals with what each means: cash buyers, probate, repossession, auction, tenanted, no chain, needs work, short lease, low EPC and more, read from the full description. ON SEARCH RESULTS - Badges on every card: Article 4, licensed HMOs nearby, asking price against sold prices, days listed, reduced, LHA yield. - A filter bar with 34 chips: motivated-seller signals (cash buyers, probate, auction, repossession, quick sale, vacant, multiple agents, reduced twice), HMO position (Article 4, no Article 4, HMO street), property type flags (retirement, shared ownership, ex-council, listed building) and condition (needs work, structural issues, damp, knotweed, potential to extend). One click keeps only those listings, a second click hides them. A text box for your own words, with minus to exclude. - Search all results: reads every page of the search in the background and lists the matches in one place, so you are not limited to the 25 cards on screen. - Save a search: it is re-run once a day and new or reduced listings are counted on the toolbar icon. THE FULL ANALYSIS TAB - Calculators for buy to let, HMO and refurb or flip, with stamp duty at the additional-dwelling rate for the right nation, a lender stress test, and your numbers remembered per listing. - Rents and demand on click: how many people are looking for rooms in this postcode district on SpareRoom, how many rooms are listed, the going room rate, and whole-house rents from Zoopla. The room rate feeds the HMO calculator. - Local Housing Allowance for the area by bedroom count, and the yield it implies, as an honest floor for rent (England). - Copy for AI: the whole page as plain text for ChatGPT or Claude. Share: the listing link with a one-line summary. PIPELINE AND LETTERS - Save a listing, move it through Assess, Viewing, Due diligence, Offered, Follow up, Agreed. Park a listing until its price changes and it comes back as due the day it does. Export as CSV. - Write to the owner: a print-ready direct-to-vendor letter to "The Owner" at the address, with your details and an opt-out line. Where the council publishes its register, write to every licensed HMO nearby in one batch, with a suppression list. Honest by design. Where the data cannot say, Kerbio says "unknown, check the council" rather than a false "no". Every figure links to its source. Comparisons say what type they compare and when the sample is thin. Works across the UK. England gets Article 4 checks. Wales needs planning permission for every small HMO and the panel says so. Scotland and Northern Ireland get their own licensing rules.
