When you open a listing in a covered city, it looks up that address in official municipal permit records and shows you what work has been filed on the property. What you'll see: • Whether permits exist on record for the address • What kind of work was permitted : roofing, electrical, plumbing, structural, additions • The status of each permit, including whether any were left open or lapsed Why it matters: An open or lapsed permit can mean work was started and never signed off by the city. Unpermitted work can surface later as a problem at resale, during an appraisal, or with an insurer. Permit history also tells you what a seller has actually maintained versus what the listing photos suggest. Where the data comes from: Official city and county open-data records the same public sources a title researcher or inspector would use.
