HomePilot – Home Buying Co-Pilot for Zillow
Overview
Home buying calculator for Zillow, Redfin & Realtor.com. True monthly cost, price vs. Zestimate, and negotiation signals. Free.
HomePilot is a free home buying calculator and co-pilot for Chrome. It opens automatically on every Zillow, Redfin, and Realtor.com listing and shows you what the listing itself leaves out: your true monthly cost, a fair offer range, how much room you have to negotiate, and what closing will actually cost. It all runs in a side panel, so you never leave the page. The listing price is only part of the story. See the rest before you sign anything. ───────────────────────────────────── WHAT HOMEPILOT SHOWS YOU ───────────────────────────────────── ✅ TRUE MONTHLY COST CALCULATOR Most buyers fixate on the purchase price and forget the rest. HomePilot works out what you'll actually pay each month: mortgage P&I, property tax, homeowner's insurance, HOA fees, PMI (if your down payment is under 20%), and a 1% maintenance reserve. Change the down payment, rate, or loan term and the number updates instantly. ✅ PRICE VS. ZESTIMATE ANALYSIS Is the asking price fair? We put the list price next to Zillow's Zestimate and show the gap as a percentage. A home priced 12% above Zestimate is a very different conversation than one priced 3% below. You'll know which one you're walking into before you book a tour. ✅ OFFER CALCULATOR & NEGOTIATION STRATEGY Every property gets a deal-quality score built from price vs. Zestimate, days on market, price history, and how the list price has moved. From there, the offer calculator gives you a fair offer range and a plan: how much room you have, where the seller likely stands, and what to anchor your opening number on. ✅ DAYS ON MARKET SIGNAL Days on market is one of the most telling numbers on any listing, and most buyers skip right past it. HomePilot reads it in context. A home sitting at 5 days is a different negotiation than the same home at 65. The panel tells you what that means for your leverage and how it compares to the local average. ✅ CLOSING COST ESTIMATE Closing costs blindside a lot of first-time buyers at the finish line. We estimate the whole bill: lender fees, title insurance, escrow, prepaid interest, recording fees, and the rest. Now you can budget for the real purchase, not just the down payment. ✅ SELLER EQUITY ESTIMATE When public record data is available, HomePilot estimates how much equity the seller holds. A seller sitting on a lot of equity has room to come down. One who's underwater often can't. Either way, it shapes how you frame your offer. ✅ SCHOOL RATINGS & WALK SCORE School ratings and walk scores pull straight from the listing data. No extra clicks, no second tab. They sit right next to your monthly cost and deal score in the same panel. ✅ PROPERTY HISTORY You get the full price history: how many times the home has been listed, at what prices, and how long it lingered each round. A place relisted three times in two years at falling prices is telling you something. HomePilot surfaces that story automatically. ───────────────────────────────────── WORKS ON ALL MAJOR REAL ESTATE SITES ───────────────────────────────────── HomePilot opens automatically on: • Zillow (all /homedetails/ listing pages) • Redfin • Realtor.com Open any listing on these sites and HomePilot slides out in Chrome's side panel. No clicking required. ───────────────────────────────────── WHO HOMEPILOT IS FOR ───────────────────────────────────── First-time home buyers: The process is full of acronyms nobody bothers to explain. PITI, PMI, escrow, DOM, Zestimate variance, closing costs. HomePilot explains each one in plain language, right on the listing you're looking at. Move-up buyers: You already know the drill, but now you're weighing 15 homes across different prices and neighborhoods. HomePilot runs the same analysis on all of them so you're actually comparing like for like. Budget-conscious buyers: The monthly cost calculator gives you the real number, the one you'll write a check for every month. Harder to fall for a house you can't afford once you've seen it. Investors and house hackers: The deal score and seller equity estimate are a fast read on how much negotiation room a property has. Rule out the no-gos in seconds. Buyers' agents: Run a quick analysis for a client mid-tour without ever leaving the listing. ───────────────────────────────────── FREE PLAN, NO CREDIT CARD REQUIRED ───────────────────────────────────── 5 free property analyses every month. Each one includes: • True monthly cost breakdown • Price vs. Zestimate comparison • Offer calculator and deal score • Days on market signal • Closing cost estimate • Price history Comparing dozens of homes? Pro unlocks unlimited analyses for active buyers. ───────────────────────────────────── PRIVACY & DATA ───────────────────────────────────── Analysis runs locally, in your browser. HomePilot reads the listing page you're already on. It makes no external requests for property data, doesn't track your searches, and stores no property data on our servers. Saved properties live in Chrome's local storage on your own device. The only thing that reaches our servers is your account email and your usage count. ───────────────────────────────────── FREQUENTLY ASKED QUESTIONS ───────────────────────────────────── Is HomePilot free? Yes. The free plan gives you 5 full property analyses a month, no credit card required. Each one includes the true monthly cost calculator, price vs. Zestimate, deal score, offer calculator, and closing cost estimate. Which sites does HomePilot work on? Zillow, Redfin, and Realtor.com listing pages. It opens on its own in Chrome's side panel the moment you land on a property listing. How accurate is the monthly cost calculation? The mortgage math is exact for the inputs you give it (price, down payment, rate, term). Property tax uses the real figure from the listing when it's there, and falls back to 1.1% annually when it isn't. Insurance is estimated at 0.65% a year and the maintenance reserve at the standard 1% a year. Always confirm against your lender's official Loan Estimate. What is the Zestimate comparison? Zillow's Zestimate is an automated home valuation. HomePilot shows the percentage gap between the list price and that estimate, so you can tell at a glance whether the seller is priced at, above, or below estimated market value. Is my browsing data private? Yes. HomePilot reads the listing page you're viewing and processes it on your device. No property data, search history, or financial inputs land on our servers. What is the deal score? It's a single composite signal built from price vs. Zestimate, days on market, where the price history is heading, and how the list price has trended. Think of it as a quick read on how much negotiation room a property likely has. ───────────────────────────────────── ABOUT EXTENSIONSMARKET ───────────────────────────────────── HomePilot is built by ExtensionsMarket (extensionsmarket.com), an independent developer making browser extensions and Shopify apps that help people make better financial decisions.
