Hey Capto puts property risk intelligence in a Chrome side panel, right where you work: alongside the portal, rater or agency system you already use. Built for insurance, real estate and investment professionals. Type an address and Capto returns the property basics: year built and construction, lot, tax and dwelling data, aerial imagery, Street View context, a basic wildfire grade, a basic flood zone, current moratorium status, and a plain language property summary. Stage 1 lookups are free and unlimited on every plan. When you decide a risk needs a closer look, you can order only the Stage 2 reports you need and pay only for the data you order. Stage 2 reports currently include: - Full Hazard Analysis: wildfire, flood, crime, earthquake, hail, tornado and hurricane, each graded A through F - Building Permits: dual-sourced permit history with type, date and status - Replacement Cost Estimate: rebuild cost with a confidence level and regional cost index - Advanced Wildfire Score: WUI zone, fuel density, slope and modeled probability - Advanced Flood Analysis: FEMA 100-year and 500-year floodplain status - Emergency Response Proximity: road distance to the nearest responding fire station - Roof Condition Analysis: high resolution aerial imagery assessed for roof age, material, condition and prior damage indicators Bundles group the most requested reports at a lower cost than ordering them individually. Everything you order compiles into one branded PDF report, sourced, dated and graded, ready for the underwriting file or for an investment decision. Download it from the side panel, email it, or open it in the Hey Capto portal. Ask Capto opens each lookup with a summary of the property and answers follow up questions in context: exposures, roof concerns, what to verify before binding. Capto supports the decision. It never makes it. Working a whole book? Professional and Enterprise plans can upload a CSV or Excel file with one address per row and run it two ways. Bulk lookup runs Stage 1 on every address, adds any Stage 2 reports you select, and returns an individual report for each property. CSV batch report hands your spreadsheet back trimmed to five grades per address: wildfire, hail, tornado, hurricane and human crime. Built for regulated environments: tenant isolation, a full audit trail of every lookup and report, and score documentation aligned with the NAIC Model Bulletin.
