Deal Shield turns any Rightmove, Zoopla or OnTheMarket listing into a full buy-to-let appraisal, right on the page. No copying numbers into spreadsheets - open a listing and the deal desk is already filled in. ON EVERY LISTING Verdict first: net monthly cashflow, net yield, and whether a lender's ICR stress test passes Your money, not a template: enter your cash pot and it works out SDLT, legals, deposit, the loan you'd need, and your maximum bid Or the other way round: leave the cash box empty and it tells you what the deal needs instead - deposit, stamp duty, legals and works totalled into one "cash needed" line, for appraising a purchase you aren't funding yourself Buying below market value: enter the end value after refurbishment and it works out your offer at 20, 25, 30, 35 and 40% BMV, measured after deducting your works budget, and tells you the discount the asking price already achieves Buying through a limited company or personally? One click switches the whole appraisal, including Section 24 treatment and corporation tax EPC reality check: finds the property's actual certificate on the open register (with an AI read of the certificate image when needed) and estimates the cost of reaching EPC C - the £000s most buyers miss Comparables worth the name: registered sales within about a quarter of a mile, each showing the property type, its floor area and how far away it is, grouped into this postcode and nearby, filterable to the last twelve months, with same-type sales marked Price per square foot from Land Registry sales matched to EPC floor areas, computed within property type where the sample allows, and always showing which years the sales came from Local price growth over five years and over the last twelve months, because they routinely disagree Article 4 direction checks, planning applications nearby, and ONS rent anchors Offer solver: the maximum price that hits your target yield or cashflow, the opening offer to make, and negotiation points drawn from the listing itself Rate sensitivity and breakeven An answer before you type anything: the rent starts from the ONS figure for that bedroom count and property type in that local authority, adjusted for how the asking price compares with the area, and clearly labelled as an anchor rather than a comparable When a property misses your target, it tells you the rent it would need to clear it Judged against your own rule: set the yield, cashflow or BMV discount you buy at once, and every listing tells you whether it clears it Show the workings: every figure opens up to the actual arithmetic behind it, with the rules version it used Honest about its own limits: purchase tax is modelled for England and Northern Ireland. On a Scottish or Welsh property it names LBTT or LTT, declines to show an English stamp duty figure as though it applied, and lets you enter the real figure so every number on the card uses yours WATCH AND COMPARE Watchlist with daily price-drop alerts, so you hear about a reduction before the room does Portfolio view: equity, gearing, monthly cashflow and ROE across everything you own PDF deal sheets for your broker or business partner, and 2-4 properties side by side Copy the deal: one click puts the whole appraisal on your clipboard as plain text - price, rent and where the rent came from, purchase costs, cash needed, returns, stress test, tax, comparables and BMV - ready for a deal pack, an email, or an AI assistant, with the cost assumptions written out rather than buried Sourcing report: what you screened, what met the brief, and why the rest did not - for the client who is paying you to look Saved buy boxes per client - each with their own pot, structure, target return and BMV rule, so a listing tells you which of your investors it suits and which it doesn't Put your own logo and business name on the sheets your clients receive Deal Shield is free in full at the moment, with nothing to buy and nothing to enter.
