FD Commercial Development Finance Calculator models the full cost of a UK residential development finance facility — from day 1 land advance through staged build drawdowns to the sales or refinance period. What it calculates: Day 1 land loan (up to 75% of purchase price) Build facility with 100% of costs drawn in equal monthly stages Contingency auto-set at 10% of build costs Rolled-up interest on the cumulative drawn balance throughout build and sales period LTC and LTGDV calculated live — facility capped at 90% LTC or 70% GDV, whichever binds first Lender arrangement and exit fees combined Developer equity required Total finance cost (interest + fees) LTC/GDV cap logic: If the requested facility exceeds lender limits, the day 1 advance is reduced first, then the build facility if necessary — with a clear warning shown.
