On a business-for-sale listing: can a buyer finance the asking price, what buyers will question, and the questions to prepare for.Selling a small business, or listing one for a client? Open the listing, click the OKtoSell icon, and see it the way a buyer will. Plain English, in seconds. 1. CAN A BUYER FINANCE THIS ASKING PRICE? The monthly payment on an SBA 7(a) loan at the asking price (10% down, 10 years, at prime plus 3 points), and how many times the listing's stated cash flow covers that payment, next to 1.25, the SBA minimum. Every assumption is shown and you can change any of them. This is arithmetic on the listing's own figures. If cash flow covers the payment less than 1.25 times, it says so plainly: on those figures most SBA buyers couldn't finance that price, and listings in that position tend to sit. 2. WHAT BUYERS WILL QUESTION IN THIS LISTING A 10-point checklist read from the listing text: cash flow with no year, no revenue or trend, cash flow not explained (no add-backs), lease terms, the owner's hours and role, the reason for selling, whether inventory and equipment are in the price, whether real estate is included, training and handover, and staff count. Each item shows what was found or missing, with a one-line fix. Tick items off as you fix them, or copy the fix-list. 3. QUESTIONS BUYERS WILL SEND YOU About ten questions a serious buyer and their lender are likely to ask, adjusted for the type of business you pick. Copy them and prepare your answers and papers before the first call. OWNER OR BROKER Tell it who you are. Owners see the Sell-Ready Check; brokers see the per-listing pack price. YOUR BROWSING STAYS YOURS - It reads a page only when you click the icon, and only that tab. - Everything is worked out in your browser. It sends nothing anywhere and stores nothing. - No tracking, no analytics, no ads, no sign-up. WANT THE LISTING SELL-READY? OKtoSell gets businesses ready to sell for a fixed fee. A Sell-Ready Check ($499, within 5 days) goes through your numbers the way a buyer's lender will and gives you a list of what to fix first. A Sell-Ready Pack ($1,999, within 10 days) adds the documents buyers ask for. Brokers pay $1,499 a pack from their third pack in 12 months, or $4,999 a month for up to four. A finance professional reviews every deliverable. We are not a broker: we don't find buyers and take no commission or success fee. WHAT IT IS NOT Not legal, tax or investment advice. It doesn't say what a business is worth or what to ask for it, and it can't predict whether a business will sell or whether a lender will lend.
