Overview

See price history, reductions, sold prices, EPC ratings and £/sq ft on property listings. Not affiliated with any portal.

Curtain Twitcher adds a small panel to property listings on Rightmove, Zoopla and OnTheMarket with the background you'd otherwise piece together from several websites. On a listing page you'll see a short summary at the top (days on the market, EPC, stamp duty, council tax, flood risk, crime and broadband), then five groups you can open and close. The panel remembers which ones you keep open. Everything about the listing itself is free, and so is every safety warning: flood risk, raised radon, coal mining areas, significant ground hazards, conservation areas and listed buildings. A buying pass adds the detail, marked "(pass)" below. Each of those sections shows a one-line preview without a pass, so you can see what you'd get. Price & history • Price history: when the listing was first seen, how long it's been on the market, and each reduction with its date and percentage, on a simple price timeline. When we know which home it is, its earlier sales and listings go on the same timeline, so you can see at a glance how the asking price compares with what it last sold for. • The same home elsewhere: when the same home is listed on another portal, or was taken off and relisted, you see those listings with their dates, prices and reductions, and how long the home has been on the market across all of them. We only link listings when we're sure they're the same home. • Sold prices: earlier sales of the same home, and sales of similar homes nearby over the last three years, from HM Land Registry. • Energy and size: the EPC rating, floor area, and the asking price per square foot against local sold prices per square foot. Homes rated below C get a note that they may not meet the proposed 2030 minimum for rented homes. • Match confidence: we always say how sure we are which certificate belongs to the home. If we can't tell, we show the spread of ratings in the postcode instead and say so. • Comparable sales (pass): similar homes of the same type and size sold within a quarter, half or whole mile in the last two years, with their £/sq ft, and the median against the asking price. • Rough value (pass): what the home last sold for, how local prices have moved since (UK House Price Index), and a rough range from the two, with how the asking price compares. It's a rough guide, not a valuation, and only shown when we're confident which home it is. • Demand: how busy the postcode area is, based on Curtain Twitcher users' searches. Costs • Stamp duty at the asking price for a main home, a first-time buyer and a second home or buy-to-let (Land Transaction Tax in Wales, LBTT in Scotland). • Council tax for the listing's band, from the area's average, and the band most homes like it are in. • Energy bills (pass): a yearly estimate from the home's EPC at today's price cap, when we know which home it is. • Recommended improvements (pass): the improvements the home's energy certificate recommends, with their typical costs (England and Wales). • Rent and yield (pass): the area's average rent for homes like this (ONS) and the gross yield at the asking price, clearly labelled as an area average, not this home. Area • Neighbourhood: how deprived the neighbourhood is against the rest of the nation, and with a pass the breakdown by income, employment, education, health, crime, housing and living environment. • Crime: the crime level against other neighbourhoods, from data.police.uk, and with a pass the rate, the most common types and the trend. • People and homes (pass): Census 2021 figures for home ownership, renting, ages, working from home and cars. • Broadband: gigabit, ultrafast and superfast coverage for the postcode (Ofcom). • Air quality (pass): background air pollution against the UK median (Defra). • Road and rail noise (pass): day and night noise levels from the government's strategic noise maps (Defra). Schools & nearby • Schools: the nearest primary and secondary schools with their latest Ofsted grade or a link to the new report card, and with a pass GCSE results for secondaries. • GP surgeries, nurseries, stations, bus stops and green space nearby (pass). Planning & hazards • Checks: one verdict for each thing that can go wrong (flooding, ground, planning, noise, the EPC and the lease): clear, worth asking about or a red flag, and "can't check here" where there's no data rather than a false all-clear. Every verdict is free; a pass adds the detail behind it. • Flood risk: the Environment Agency's risk from all sources for the postcode, with rivers and sea, surface water and groundwater. • Planning: conservation areas and listed buildings, and with a pass tree preservation zones, Article 4 areas, green belt, national parks and National Landscapes, protected sites and brownfield land nearby. • Ground hazards: radon (with a nudge to test where it's raised), coal mining areas (with a pointer to a CON29M report) and any significant ground stability hazard, and with a pass the full ground stability picture, such as shrink-swell clay. On search results, each card gets a small badge: when it was first seen, how many times it's been reduced, its £/sq ft against local sold prices, the asking price against our rough estimate, the area's gross rental yield, its EPC band, a note when the postcode has a high or medium flood risk, and a "Gigabit" tag where gigabit broadband reaches the postcode. A small bar above the results lets you sort the homes on the page you're looking at by these figures, hide the ones you'd rule out, and see a one-line summary of the page. It only rearranges what's already on the page, and Reset puts everything back as it was. The badges and the bar are free. Buying pass: £9.99 for 3 months or £14.99 for 6 months, one payment, no subscription. Nothing renews and there's nothing to cancel; buying another pass adds its time on top. As well as the detail above, a pass adds a watchlist with email alerts for price drops and status changes, private notes, CSV export of your watchlist, and "Match my brief", which ranks the results page you're looking at against a short description of what you want. It also adds a summary to print for any home, with everything on one page and questions to ask the agent, for a viewing or your solicitor, and a comparison of up to four watched homes side by side. Your data. Sharing community data is optional and off until you tick the box. Every display feature works without it. We never collect photos, descriptions, agent details or anything from other websites, and we never sell or pass on data. All of it comes from official UK open data, such as HM Land Registry, the EPC registers, Ofsted and the police, used under the Open Government Licence. Each section has an ⓘ that says where its figures come from and how up to date they are, and the full list of sources is under About in the extension.
