Overview
See the HOA or condo association behind a listing or website, and act on it with Common Elements.
Common Elements Brain is the association intelligence layer for your browser. When you are on a page about a community association, a property in one, or a company that serves them, Brain recognizes it and shows what Common Elements knows in a side panel, with the next step one click away. WHERE IT WORKS • Property listings on Zillow, Redfin, Realtor.com and Trulia: the association behind the listing, its registration status, management firm of record, milestone inspection status where the law requires one, unit count and year built, and a link to the full record. • Association websites Common Elements knows: the association's full record, with Follow, Ask a question, Claim and Join. • Vendor websites Common Elements knows: the vendor's profile, reviews, credentials and service area, with Request a quote, Create an RFP, Compare and Save. YOU CHOOSE WHERE IT RUNS Brain asks for no site access when you install it. Click the toolbar icon on any page to run it there once. If you want it to work automatically on a site, Brain asks you, site by site ("Allow Common Elements on zillow.com?"). You can take any permission back in the extension's settings or in Chrome. PRIVATE BY DESIGN • Recognition happens on your device. • For a listing, Brain sends Common Elements only what it needs to find the association: the address, ZIP, state, approximate map position of the property, and the association name if the listing shows one. • For a website, Brain checks the site against a list of known Common Elements domains stored on your device. If the site is not on the list, nothing is sent. If it is, Brain sends only the domain, and only when you open the panel. • Brain never sends page content, and Common Elements does not store what Brain sends to find a match. • Brain does not contribute listing information to Common Elements. • Optional, off by default: "Contribute what you see". When you turn it on and open the panel on an association or vendor website Common Elements already knows, Brain sends a few public facts from that page (an association's name, dues amount, amenities, management company and address; a vendor's business address). Never from listing sites, never from signed-in pages, never email addresses, phone numbers or people's names. WHERE THE INTELLIGENCE COMES FROM Association, vendor and management records come from public records (state corporation and licensing registries, county records) and from organizations that maintain their own Common Elements profiles. FREE TO START Your first lookups need no account. A free Common Elements account keeps lookups going and lets you follow, save and act. Common Elements is independent and is not affiliated with, endorsed by, or sponsored by Zillow, Redfin, Realtor.com, Trulia, or any website Brain runs on. Site names are used only to say where Brain works.
