ArvFinder reads the listing page you already have open and tells you whether it is worth a second look, before you spend a phone call on it. On a Zillow, Realtor.com or Apartments.com listing, a small panel shows: • Why it may be cheap. Flags for the things that explain a low price: a structure that must be moved, land excluded from the sale, leasehold, back taxes, auction, cash only, no interior access, tenant in place. Each flag quotes the exact phrase in the listing that triggered it, so you can check it yourself. • HUD fair market rent for the ZIP and bedroom count, and what it works out to against the asking price. This is public data. • Price per square foot. • Debt-service coverage at HUD rent, only when the listing itself publishes a tax figure. It is never computed from an assumed tax. You can send a listing to your ArvFinder account to run a full lookup (value, rent, comparable listings) and a numbered report. What it does not do: it does not value the property on its own, and it does not read pages you have not opened. It does not track your browsing. You need a free ArvFinder account.
